These terms govern the renovation and remodeling services provided by Central Home Decor LLC ("Central Home Decor," "we," "us"). By accepting an estimate, signing a contract, or using our website, you agree to these terms.
1. About These Terms
These general terms apply alongside any project-specific contract, which controls in the event of conflict. Website use is also governed by our Privacy Policy.
2. Our Services
We provide residential renovation and remodeling — including kitchens, bathrooms, whole-home remodels, additions, flooring, tiling, and exterior work — in the states where we hold licensure. Website content (including photos, timelines, and starting prices) is illustrative and does not constitute an offer.
3. Estimates, Quotes, and Fixed Pricing
Estimates are free and non-binding. A fixed quote is only created after a walkthrough (in-home or video), and becomes binding when both parties sign it. Fixed quotes cover the labor, materials, and timeline described; they exclude latent conditions such as undocumented structural defects, hazardous materials, or code violations hidden behind finished surfaces, which are handled via written change order.
4. Deposits and Payment Schedule
Projects typically require a deposit (never exceeding the maximum permitted by your state's home-improvement law), followed by milestone payments tied to defined stages, with final payment due after your shine-check walkthrough. Invoices are due within 15 days. Late balances may accrue interest at 1.5% per month where permitted by law.
5. Changes and Change Orders
Any scope, material, or design change must be documented in a written change order with its price and schedule impact shown. We do not perform unquoted extra work, and no verbal instruction modifies the fixed quote.
6. Permits, Codes, and Site Conditions
We obtain permits required for the agreed scope and perform work to applicable codes. You are responsible for disclosing known issues (HOA rules, prior unpermitted work, septic/well constraints, etc.) before contract signing.
7. Timeline and Delays
Project timelines are stated in your contract. We are not liable for delays caused by hidden site conditions, change orders, permit-office backlogs, weather affecting exterior work, or client-requested material holds. If a delay is on us, your project manager documents it in writing and we work to recover the schedule.
8. Workmanship Warranty
We provide a written 3-year workmanship warranty covering defects in our labor. Manufacturer warranties cover installed materials and are passed to you at handover. The warranty excludes normal wear, client or third-party alterations, accidental damage, and moisture issues caused by client maintenance neglect.
9. Client Responsibilities
You agree to provide site access during working hours, keep pets and children clear of active work zones, and maintain utilities as needed. Furniture and personal items must be removed from work areas before demolition day unless we have agreed otherwise in writing.
10. Cancellations and Rescheduling
You may cancel before work begins for a full refund of your deposit minus documented costs (design hours, ordered materials). Once work begins, cancellation follows the milestone schedule plus reasonable wind-down costs. Rescheduling requests are accommodated where possible without penalty when made with 7+ days' notice.
11. Limitation of Liability
Our total liability for any claim is limited to the contract price of the affected scope. We are not liable for indirect or consequential damages. Nothing limits liability that cannot lawfully be limited.
12. Intellectual Property
3D renderings, drawings, and design concepts remain our property until final payment, at which point they are licensed to you for your property's construction. Reproducing our designs for use elsewhere or by third parties is prohibited.
13. Governing Law and Disputes
These terms are governed by the laws of the State of Nebraska, without regard to conflict-of-law rules. The parties agree to good-faith mediation before any court or arbitration proceeding, which shall venue in Burt County, Nebraska.
